Tenant Repair Responsibilities

Internal decorations and finishes including all plastered, and/ or painted surfaces

Internal doors and glazing

Skirting boards, and architraves to doors and windows

Plasterwork to window reveals, and silicone seals to window frames

Bath panels, toilet seats, plugs and chains to sinks and baths.

Silicone seals to toilets, sinks and baths

Replacing tap washers and plumbing installed for washing machines and dishwashers

Curtain rails, blinds and pelmets

Repairs to doors and drawers of kitchen units

Replacing light bulbs and fluorescent tubes

Letter boxes, and change of locks due to loss of keys

Items you, your family or vositors have damaged

Repairs, maintenance or removal to any improvements you have carried out, or have adopted from a previous occupier

Upkeep of rear garden and frontage

If you do not carry out repairs that are your responsibility, and failure to do these repairs is affecting the condition of your, or a neighbouring property, the Council may choose to carry out these repairs. If this happens the Council will charge you for the cost of these repairs.

How to report a repair

If it is a TMO repair, come to the TMO office or call us on 0207 837 7371 Monday to Friday 9am-5pm. Alternatively send an email to hwcoop@yahoo.co.uk

We will advise you if there is a cost involved.

TMO main repair responsibilities (tenants)*

Unblocking sinks, baths and wash hand basins (if the tenant is unable to unblock using the recommended methods) Contact the TMO office for advice if unsure.

Leaks from one property to another (TMO will not be responsible for leaks due to badly plumbed washing machines, dishwashers or taps being left running)

Leaking showers (TMO or Council installed)

Leaking overflow onto public areas

Toilet not flushing or leaking

Blocked toilet (if the tenant is unable to unblock using the recommended methods)

Taps cannot be turned off

Partial loss of water supply (complete loss of water supply will be dealt with by the Council or Thames Water)

Repairs to mechanical extractor fan (replacement is only applicable where there is no window)

Faulty power or light socket

Partial loss of power supply (complete loss of power supply will be dealt with by the Council or UKPN)

Reglazing of broken windows where it has been determined not to be the tenant’s fault

Making doors secure after a forced entry

Graffiti removal on the estate

Blocked refuse hopper

Refuse chambers

Communal fences and gates

Loose or detached banister or handrail (TMO or council installed)

Insecure external windows and doors

Repairs to the entrance door to your home

If you lose your keys, you must replace them. This is not a repair.

*Any equipment installed by a tenant is the responsibility of the tenant to maintain, repair or replace, including any equipment adopted which was fitted by a previous tenant.
