Leaseholder Repair Responsibilities

Harry Weston Coop manages the properties on behalf of the London Borough of Islington which is the Landlord.

As Leaseholders your Lease is with Islington Council and it is to they who you pay your Service Charges. For other information about Service Charges levied by Islington Council, or for Insurance Claims you should make contact with the Home Ownership Unit of Islington Council. 0207 527 7715, or homeownership@islington.gov.uk

Internal decorations and finishes including all plastered and/ or painted surfaces

Internal doors and glazing

Skirting boards and architraves to doors and window frames

Bath panels, toilet seats, plugs and chains to sinks and baths. Silicone seals to toilets, sinks and baths

Replacing tap washers and plumbing installed for washing machines and dishwashers

Curtain rails, blinds and pelmets

Repairs to kitchen units

Items you, your family or visitors have damaged

Repairs to any improvements or alterations you have made in your home

Replacing light bulbs and fluorescent tubes

Changing locks due to loss of keys

Electrics inside your home

Floor and wall tiles

Partitions inside your home

Plasterboard and plastering

Repairs to the entrance door to your home

Repairs, maintenance and removal of any improvements you have either carried out or adopted from a previous occupier

If you do not carry out repairs that are your responsibility, and failure to do these repairs is affecting the condition of your, or a neighbouring property, the Council me chose to carry out these repairs. If this happens the Council will charge you for the cost of these repairs.

The Coop’s responsibility as far as leasehold properties go is limited to the incoming mains and heating/hot water supplies up to the main valve within the dwelling. Services on the dwelling side of the main valves are the responsibility of the leaseholder.

If it is a TMO repair, come to the TMO office or call us on 0207 490 3349 Monday to Friday 9am-5pm. Alternatively send an email to hwcoop@yahoo.co.uk
